How Cribs estimates your home’s value

An automated estimate is a starting point for understanding your home’s value. It is not a formal valuation or a promised selling price.

What data does Cribs use?

Cribs uses recorded HDB resale transactions and URA private-property transactions. Your property type, area and available property records help determine the estimate. The approach can differ between HDB flats, condominiums and landed homes.

Public data sources: data.gov.sg and the URA property data service. The estimate shows its date and the data cut-off, because recent sales may not yet be reflected.

What does the price range mean?

The lower and upper figures indicate a range around the estimated value. The eventual sale price can fall outside this range. Historical model coverage, where provided under “How to read this estimate”, describes past model performance rather than a guarantee for your property.

Are all sales in the report comparable?

No. Sales in the same project or nearby are useful context, but they can differ in size, tenure, property type and date. The report’s reference sales may also cover a different period from the model’s evidence window. A nearby sale is not automatically a like-for-like comparison.

Why might the estimate need review?

An unusual property size, limited matching sales or a large unexplained price difference can make an automated estimate harder to interpret. Renovation, condition, views and other individual features may not be fully represented in transaction records. Confirm the details and ask Alan to review the evidence before relying on a specific asking price.

Which area should I enter?

Use the total area requested in the property form and check it against your property documents. The form distinguishes floor area, land area and strata area where applicable. Do not substitute the area of one room or one floor for the property’s required total area.
