About Cribs

Cribs helps Singapore homeowners find out what their home is worth, with the evidence behind the number. It started as a data project, and it's now run by a data person who became a property agent.

What's in the word Cribs

In everyday slang, your crib is your home: the place you live right now. We chose the name because a home is never just an asset on a spreadsheet. It's where families grow up, and for most Singaporeans it's also where most of their wealth sits. Kit Chan's Home captures that feeling better than any dashboard could.

How it started

In 2020, during the Circuit Breaker, I was back in Singapore after the better part of 20 years abroad, and looking for a home to buy. I'd spent more than a decade in data and analytics, so I did what came naturally: I went looking for the numbers.

What I found was either too simple or too complex. The portals showed prices, but nothing told me whether a property was good value. And the underlying data was a tangle. URA classifies its sales data differently from its own rental data. HDB organises everything by town, while URA uses market segments and districts. The listing portals have their own categories, and agents, understandably, get creative with their descriptions.

So I built Cribs, an app that pulled all of it into one clean, consistent dataset covering every property in Singapore. On top of that we built dashboards and KPIs, a Convenience Index that scored every home on what's around it, AI summaries of listings and transactions, and early prediction models. Clean data came first. In analytics, garbage in means garbage out, and that rule matters even more with AI.

What changed

Building Cribs taught me something the data couldn't. People valued the insights, but when it came to the biggest financial decision of their lives, they didn't want just a dashboard. They wanted someone who understood the data and could sit across the table and guide them through it.

So in July 2025 I made a mid-career switch and joined PropNex as a property agent. It was an unusual move for someone whose career had looked like this:

It turned out to be the right move. Everything I'd learned about data, digital marketing and AI applies directly to helping people buy and sell homes. I price with evidence, I brief sellers with real transaction data, and I use AI for the video, campaigns and follow-ups that used to eat up an agent's evenings. That leaves more of my time for clients.

What's next
