Connecting AI to property data

Cribs uses Model Context Protocol (MCP), a standard that lets an AI assistant request information from external tools. Cribs tools provide access to property records, sale and rental transactions, market statistics and nearby amenities.

Cribs Advisor uses OpenAI to interpret questions and produce responses. When a question needs property data, it can use permitted Cribs tools. General explanations may not need a lookup.

What the tools cannot establish

A nearby sale is not automatically a comparable sale. Property type, tenure, size, dates and the available evidence all matter. Estimates and AI responses can be incomplete or mistaken; they do not replace a formal valuation or professional advice.
